Toronto's real estate market may be considerably cooler than it was a few years ago, but finding a detached house with a backyard for less than the price of many condos is still pretty unusual.

And that's partially what makes 59 Branstone Rd. so intriguing.

The cute-as-a-button bungalow in Rogers Road has just hit the market for $649,999 — a price that feels almost suspiciously low for a detached home in a neighbourhood where houses can easily sell for well over $1 million.

The enclosed front porch. 

Of course, at that price, you aren't getting a sprawling family home. 59 Branstone Rd. is decidedly petite, with just one bedroom, one bathroom, and approximately 1,250 square feet of space when you include the unfinished basement.

But what it lacks in size, it arguably makes up for in charm.

The living and dining room area. 

The main floor has a simple open-concept living and dining area with pot lights, hardwood floors and a mirrored wall that does its best to make the little house feel bigger than it actually is.

The kitchen. 

The kitchen is newer and surprisingly spacious for such a small home, with plenty of cabinetry and room to actually cook.

The bedroom. 

There's also one bedroom and one bathroom, so the current layout is probably best suited to a single person, couple, or downsizer who doesn't need a ton of space.

The unfinished basement. 

Downstairs, the basement is currently unfinished, so while it isn't exactly glamorous, it gives whoever buys the house a decent amount of additional space to work with.

Depending on what the City's zoning and permitting rules allow, a future owner could potentially turn it into more living space rather than leaving it as a very large storage room.

According to property records, the home sold for $651,000 in 2020. Then, in 2024, it sold for a whopping $800,000 — 34 per cent or $201,000 over its asking price.

Of course, an asking price isn't a selling price, and given the home's previous history of selling well above ask, it's entirely possible that $649,999 is meant to generate interest rather than reflect what the sellers ultimately expect to get.

Still, it's an eye-catching number, particularly when detached houses in the surrounding area can routinely command prices around the $1.5-million mark.

And Rogers Road itself has been changing rapidly, with renovations, additions and new builds replacing many of the area's older, smaller homes. Property values have also skyrocketed in the area, climbing nearly 40 per cent year-over-year since 2024.

That could make this tiny bungalow, sitting on an unusually long 18-by-138-foot lot, appealing for reasons beyond what's currently within its four walls.
