Toronto real estate has changed quite a bit since the pandemic-era frenzy, and few things demonstrate that better than the home at 210 Bicknell Ave.
The cute three-bedroom semi-detached home is currently listed for $699,000, which is already a surprisingly reasonable price for a house in Toronto that appears to be perfectly livable.
But the home's sales history makes its current asking price even more interesting.

The living room.
Back in September 2021, during Toronto's pandemic real estate craziness, the home was listed for $679,000. Just eight days later, it sold for $840,000 — a whopping $161,000, or 24 per cent, over asking.
Fast forward nearly five years, and the same house is now on the market for less than what it sold for back then.

Of course, the road to its current $699,000 price tag has been a little complicated.
The home was first listed in June for $779,000 before the asking price was raised to $860,000 just one week later.

After spending about a month on the market, the price has now been slashed to $699,000.
And while Toronto realtors have been known to list homes low in an attempt to spark bidding wars, it's still pretty wild to see a house asking $141,000 less than what it sold for in 2021.

Especially because, unlike some of the cheaper homes that hit the Toronto market, this one doesn't appear to require a hard hat, a demolition crew, or several hundred thousand dollars in renovations before you can move in.
The semi-detached home is admittedly fairly modest, but it's also undeniably cute.

Inside, you'll find plenty of original mid-century modern character, including hardwood floors, wood trim, built-in bookcases, and a classic staircase.

The kitchen.
The main floor features a cozy living room and dining area, along with an updated eat-in kitchen with butcher-block countertops and brand-new stainless-steel appliances.

The primary bedroom.
Upstairs are three bedrooms and a full bathroom.
The home has also undergone a number of major updates in recent years, including a new roof, complete electrical rewiring, furnace, central air conditioning, and an owned hot water tank in 2021.

Another bedroom.
The attic insulation was upgraded in 2022, while fresh paint and additional kitchen updates were completed this year.
Basically, you could theoretically move in without immediately discovering that your entire life savings needs to be handed over to a contractor.

The backyard and garage.
The home sits on a roughly 25-by-120-foot lot and also comes with an extra-deep detached garage with workshop space.

The unfinished basement.
There's also an unfinished basement with a separate rear entrance, offering some potential for future renovations, additional living space, or even a rental unit.
Location is another major selling point.

The bathroom.
Property values in the area have reportedly been climbing, and with the new Keelesdale LRT station just a five-minute walk away, the neighbourhood could become even more appealing to buyers looking for easy transit access.
At $699,000, 210 Bicknell Ave. certainly isn't cheap in the traditional sense, but it is well below what semi-detached homes in the area typically sell for.

And in a city where a basic condo can easily cost just as much, finding a three-bedroom semi-detached home with a garage, a decent-sized lot, and no obvious catastrophic problems for under $700,000 feels a bit like winning the Toronto real estate lottery.

Whether the lower asking price is enough to attract a buyer this time around remains to be seen.

But considering what someone paid for the exact same house during the pandemic, it's another pretty striking example of just how much Toronto's real estate market has changed.
