Developer cancels condo tower that was to replace iconic Toronto strip club

A condominium development that was primed to replace Toronto adult entertainment establishment Filmores has been scrapped.

Four years since first proposed, Menkes Developments' Elektra Condos joins an increasingly lengthy list of cancelled Toronto condo schemes, with plans officially nixed for the high-rise that was to be built on Dundas St. E., east of Jarvis.

A letter sent to brokers for the planned 42-storey condo tower in early January states that the project was not moving forward and that deposits would be returned to buyers.

Elektra is just the latest casualty in a progressively more apocalyptic downturn in Toronto's condo market. With not enough buyers to meet the minimum threshold for construction financing, Menkes was left with no path forward to bring the project to fruition.

So, what does that mean for Filmores?

While the condo development may have been scrapped, Menkes still has zoning to construct a 42-storey tower at this site. And considering the funds and effort that went into planning and designing the tower, Menkes is not abandoning their plans to redevelop Filmores with a high-rise.

The club is indeed still slated to close for redevelopment. However, it will be a purpose-built rental tower led by the same developer, and retaining the flatiron-shaped Sweeny &Co design of the now-scrapped Elektra Condos.

News of the cancellation comes just weeks after Filmores announced that it would close its doors for good on January 31, 2026, confirming the closure with an announcement on its glowing marquee over Dundas.

"Thank you to all our friends who became part of the Filmores family over the past 45 years," read a statement from Filmores shared to social media on Dec. 19.

With redevelopment still looming potentially as early as spring, Filmores intends to reopen the business in a yet-to-be-announced location.
