Toronto's condo boom is clearly waning as projects are cancelled in record numbers and sales have fallen off a cliff, but the building frenzy's last gasp is proving impactful with a handful of marquee projects that will redefine the skyline for generations to come.
Among this crop of heavy-hitters is perhaps one of the most architecturally unique contributions in years, now reshaping a block of Yonge Street just north of St. Clair station on the TTC's Line 1 Yonge-University.
The 44-storey condo development from Slate Asset Management and Globizen Group, known as One Delisle, has been turning heads for several months as its design from Chicago-based architecture firm Studio Gang comes to fruition.

Studio Gang is absolutely making a splash with their first commission in Canada, bucking the trend of boring glass boxes with a unique geometric statement that sets itself far apart from your typical Toronto condo tower.

One Delisle started construction in mid-2022, and progressed to its underground forming stage before permitting issues with the City in 2024 led to a public dispute between the project team and the City that played out publicly on the internet.

Approaching four years into construction, the tower now stands roughly 40 storeys above Yonge Street, rapidly closing in on a final height of 155 metres.

It won't be anywhere near the tallest building in town, but One Delisle's unconventional cylindrical massing, akin to a blooming flower, and exterior finishes are coming together to create a true landmark for the neighbourhood.

One Delisle's cladding now stretches to the 27th floor, and its defining architectural feature — a series of modules projecting from a cylindrical spire — has become much more apparent as exterior finishing work advances.
Studio Gang describes One Delsile as "tuned to Toronto's climate and lifestyle," noting the "distinctive facade [that] comprises a series of eight-storey hooded modules, which nest together as they spiral up the building."

Installation of curtainwall glass and white metal panels continues to define this feature as One Delisle grows closer to the aesthetic promised in pre-construction renderings.
