Toronto homes are taking forever to sell amid market downturn

Homes across the GTA are taking significantly longer to sell than they did at the high of the real estate market in early 2022, with some property types now spending three to four times as long on the market, according to a new analysis.

Digital real estate platform Wahi tracked average days on the market by property type across the GTA from 2020 through the second quarter of 2026, and found that the average number of days homes spend on the market has continued to increase year-over-year.

According to the analysis, condos have seen the biggest slowdown in sales, averaging 36 days on the market in Q2 2026, up from 32 days during the same period last year. For comparison, the average condo was selling in well under two weeks in early 2022.

"Since then, there has been a mass exodus of investors, federal reductions in immigration targets, and an ongoing trade war," said Wahi Economist Ryan McLaughlin. "The upshot is inventory levels remain near historic highs, giving condo buyers lots of room to negotiate pricing and conditions."

Detached homes have also seen their average days on the market climb, up from 23 days in the second quarter of 2025 to 25 days in Q2 2026, which is nearly three times the nine days it took to sell the same property type at the market's peak in Q1 2022.

Semi-detached homes have also seen a similar, but smaller increase, rising from an average of 18 days on the market in Q2 2025 to 20 days in the second quarter of 2026. Townhouses have proven to be more resilient than other property types, averaging just 24 days on the market in Q2 2026.

"As a preferred option for downsizers as well as first-time buyers, who may not be able to afford a detached home but don't want a condo, there appears to be a higher base level of demand for townhouses in the current market," McLaughlin explained.

Despite greater buyer interest in single-family homes, the current pace of sales is a stark contrast to what was observed in the GTA's hot real estate market in 2022. At its peak, detached homes were selling in just nine days on average, while semi-detached homes and townhouses secured buyers in approximately one week.
