This Toronto condo tower has the priciest maintenance fees in the city

A new real estate report highlights just how pricey condo maintenance fees can get in Toronto, especially in affluent neighbourhoods near the Financial District, Harbourfront and Rosedale. 

Digital real estate platform Wahi reviewed sales data from approximately 2,000 condo buildings in 2025 and compared maintenance fees for one-bedroom units in developments with at least three sales last year. 

The report found that monthly condo fees can vary by a mind-boggling $2,000 across the GTA, with median monthly fees ranging from as low as $254 to as high as $2,275.

Condo owners are responsible for paying maintenance fees, which are usually calculated based on the size of a unit and reflect its "proportionate share of the expenses incurred by the condo corporation." 

Fees are used to pay for everything from building insurance and amenities, and also contribute to the building's reserve fund, which is put aside for any major repairs. 

"Note that not all maintenance fees are the same. Some may cover extras such as internet service, while others may not," the report notes. "For example, at The Crofton — a co-ownership building in midtown Toronto that has among the highest monthly charges — the maintenance fees are all-inclusive and include property taxes, cable, internet, and hydro."

To find out where maintenance fees are the cheapest and priciest, Wahi analyzed 2025 home sales and compared maintenance fees among units that changed hands last year.

The report found that the Ritz-Carlton Residences Toronto have the highest median fee at $2,275, which is roughly $1,000 more than the next-ranked building. In this particular building, the median price of a one-bedroom unit was $1,987,500, which was double the price of the next entry. 

Out of all the buildings analyzed, nine out of 10 with the highest fees were located in Toronto, and seven were completed in 1991 or earlier.

Most of the buildings that were found to have the lowest maintenance fees were completed within the past eight years and were concentrated in North York, Scarborough, Markham, and Clarington. 

One-bedroom prices varied drastically across the GTA. Units with the lowest fees ranged from $399,000 to $553,000, while those in buildings with the highest fees ranged from $465,000 to nearly $2 million.
