Toronto's real estate market is currently oversaturated with condos rapidly declining in price, and houses taking a lot longer to sell

But, in the end, it's still a buyer's market.

If you happen to be a first-time buyer trying to break into the city, a homeowner looking to downsize, or someone looking to relocate to the city, there are listings right now that would have been unfathomable just a few years ago. 

Because some of these listings are cheaper and have sat on the market longer, buyers may have more negotiating power and flexible closing terms.

Here are some of the cheapest properties in Toronto still on the market today.

The interior photos, unfortunately, don't do the listings justice, but perhaps you can see the vision. 

This 800 square foot, two-bedroom unit is located in a five-storey condo building at Jane St. and Steeles Ave. for $260,000. It's generous in size compared to the tiny boxes-in-the-sky one would typically find closer to the downtown core.

While the unit is priced affordably, the maintenance fees ring up to $802.64 a month, which is higher than average for a Toronto condo of this size.

Also worth noting is that the home is equipped with retro baseboard heaters, which may be annoying if you're looking for something more modern.

The top-floor studio within this nearly 50-year-old condo building in Casa Loma recently shaved $25,000 off its original listing price.

It's now listed for $275,000 and includes a pretty functional layout considering it’s a studio apartment. The large living room window does bring in a lot of natural light but there's not much of a view since you'll just be looking into the building next door. 

It's under 500 square feet, and maintenance fees are a healthy $485.29 a month. Given that it's been on the market for well over 100 days, buyers may have some negotiating power with this one.

A cheap condo on the waterfront is hard to come by in Toronto. Despite sitting on the market for less than a month, the price of this unit has already dropped a whopping $90,000.

Listed for $299,900, this Lighthouse East Tower building is part of the larger Daniels Waterfront - City of the Arts community on Queen Quay East, loaded with lavish amenities like basketball courts, fitness centres and garden plots.

This studio has all the fixings a home cook is looking for: open-concept kitchen, quartz countertops and stainless steel appliances. The one caveat to this gorgeous home is that it does not come with a parking spot.

We swear, one-bedroom condos exist. Here's one in Deer Park near Yonge and St. Clair, which comes in shy of 600 square feet. 

The living room has enough room to fit all your usual furniture for lounging and TV watching. Plus, there is enough room in the corner for a four-person dining table. 

It's a convenient location if you're someone who loves to be surrounded by greenery since the Beltline Trail is nearby. But we can't help but shudder at the disgustingly high maintenance fee of $975.41 a month. 

On top of that, the listing says parking is $45 extra outside or $50 underground, when available.

One of the cheapest freehold houses you'll find on the market right now – but it's a total gut job. 

This fully detached bungalow near Donlands subway station faces south and has no rear neighbours (so, at least you can save money on blinds?) and is somewhere between 700 and 1,1000 square feet. 

It's only been on the market a short time, less than a month, actually, and is listed for $499,000, so hopefully there's plenty in your pockets left to hire a contractor.

Behold, another freehold that doesn't cost seven figures. This three-bedroom, two-bath bungalow sits near the corner of Oakwood Ave. and Vaughan Rd., close to the Eglinton LRT and Eglinton subway station.

This one needs a lot of work, too, especially in the bathroom and kitchen. The wooden cabinets give off a dated cottage vibe, while the coloured tiles throughout the kitchen floors and bathroom walls look like they haven't been updated since the '50s. 

At the front, a spot where you can park your car. In the back, a spacious cedar shed that can double as a workshop or simply storage space for all your extra stuff.
