There are only 6 GTA neighbourhoods where homes still sell above asking price

The Greater Toronto Area (GTA) housing market is totally in the dumps right now, but as home prices tumble across the region and the supply of properties for sale increases far beyond projections, there are still a few places where sellers are raking in figures above asking price.

New October data from real estate firm Wahi offers a glimpse behind the curtain at the remaining pockets of the GTA where buyers can still command bidding wars, fetching prices over asking. 

But they certainly aren't in abundance, with just six remaining neighbourhoods out of almost 300 in the entire region where homes are selling for more than the list price — accounting for just two per cent of the entire GTA.

Underbidding only increased last month, with a noticeable month-over-month spike from September. The 2 per cent of neighbourhoods with overbids in October is a sharp decline from the 8 per cent recorded in September 2025.

Wahi

Wahi Economist Ryan McLaughlin notes that analysts had seen signs of the market heating back up, "but October brought with it similar conditions to the summer, when competition appeared to be at a standstill." 

McLaughlin says that this development translates to "more choice and more room for negotiation with sellers" for homebuyers.

And that extra ceiling for negotiation appears to have had a dramatic effect on the share of overbids to underbids — leaving just a handful of neighbourhoods where buyers still believe entering into a bidding war is worth the headache.

Here are the only six neighbourhoods in the GTA where buyers are willing to shell out more than asking price in October.

Runnymede (York)

Median sold price of $1,256,000 with median overbid amount of $174,500

Riverdale (Old Toronto)

Median sold price of $1,472,777 with median overbid amount of $51,000

Port Union (Scarborough)        

Median sold price of $1,020,500 with median overbid amount of $23,000

Doncrest (Richmond Hill)  

Median sold price of $1,180,500 with median overbid amount of $15,100

Lynde Creek (Whitby)    

Median sold price of $849,000 with median overbid amount of $5,100

Ford (Milton) 

Median sold price of $998,700 with median overbid amount of $1,000
