22 Cottingham Rd. Toronto

A stunning renovation completely transformed this $4 million Toronto home

I first wrote about 22 Cottingham Rd. way back in 2017 when it was a cold, grey, fishbowl of a house listed for a whopping $4.3 million.

It ended up selling for $3.5 million and then only three years later it was back on the market and took three tries before finally selling at a loss for $3.4 million in 2022.

But since 2022, it has undergone quite a renovation, and now, even though the house is still mostly glass, it no longer feels cold and uninviting.

The front entrance.

The dramatic transformation was completed in 2022 and everything inside and out got a total refresh.

A sitting room.

The results are a stunning 3,434-square-foot home that brings the outdoors inside while maximizing privacy and views. It's also, by design, the perfect house to throw a big bash.

The rooftop patio.

"This home has been designed for parties. From the rooftop terrace to the backyard patios, it is just like a resort," realtors Paul Maranger and Christian Vermast told blogTO.

The dining room.

On the main floor, the layout maximizes the culinary experience with a Scavolini kitchen that opens up to a sitting area and dining room.

The kitchen.

The warm wood tones and creamy stone really make the space feel luxurious and cozy.

The living room.

Up one flight of stairs, you'll find the main living area, complete, of course, with the wet bar and champagne tower.

All the windows bring in tons of natural light.

"It's an incredible space to experience," said the listing agents.

The guest bedroom.

Also on this level is a guest suite with an ensuite bathroom.

The primary suite.

Despite its ample square footage, 22 Cottingham Rd. actually only has two bedrooms.

Views of treetops from the bed is a great way to wake up in the morning.

The primary suite is on the third level of the home. 22 Cottingham Rd. Toronto

The dressing room.

It overlooks the park and has a very opulent dressing room with leather clad drawers and bronze-tinted glass cabinets.

The primary ensuite.

The primary ensuite bathroom has a large shower and private water closet area, because privacy.

Bushes add a little privacy but also make it feel like you're at one with nature.

But perhaps the biggest glow-up that 22 Cottingham Rd. has seen is the landscaping and outdoor spaces.

Views of downtown from your rooftop deck.

For example, the 712-square-foot rooftop deck is now a Yorkville-worthy rooftop patio with a lounge, outdoor kitchen and dining space.

The backyard.

The incredible rooftop deck is only outdone by the recently re-landscaped backyard.

The back patio has plenty of shade.

With tons of greenery and seating, it's like a swanky restaurant back patio.

22 Cottingham Rd. Toronto

The recreation room or gym.

The fully finished basement completes this party house with a recreation room (currently used as a fitness area), an extra bedroom and bath, laundry, and a wine cellar.

A bathroom.

And if you're still worried about how private the house is with all those windows, fret not. 22 Cottingham Rd. Toronto

A sitting area off the kitchen.

During the day, the landscaping and surrounding greenery provide great coverage. At night, the automated blinds come down, and there is complete privacy.

The new and improved 22 Cottingham Rd. is listed for $4,395,000.
